SPL leases real estate to corporate clients on a long-term basis to help them concentrate on developing their core competencies while reducing their real estate holding and management costs. In addition, a corporate client can search for real estate that meets its business requirements (e.g. commercial or industrial). SPL then evaluates the property, buys it on the client's behalf, and leases it long-term to the client.

Leaseback arrangements offer the following benefits:

1. A corporate client can continue using its real estate, thereby avoiding any impact on company operations while reducing real estate management costs.
2. Corporate assets are freed up. Real estate is converted to cash flow that can support a corporation's development of client-centric businesses.
3. Disposal profit improves the client's asset/liability structure.

SPL provides services that are specially tailored to meet individual client needs. For example, SPL can provide corporate clients with financing to help them invest in real-estate upgrades.

Land development financing is another of SPL's lines of business. SPL typically provides capital while the client provides the land for joint development of real estate.
